## The editing workflow

The editor is organized as a workflow. On desktop it runs down the left rail nested under Edit Strategies; on a phone it is a scrollable row of pills. Completed steps show a check mark.

    Refinance and debt consolidation types start with Current Loan: capture the client's existing balance, rate, and monthly costs first. Debt consolidation adds a Debts step; construction starts with Project Setup.

    Strategies is the core: add loan options, set loan details, property location (taxes auto-calculate for DC, MD, and VA), monthly costs, and closing costs per option.

    Report Overview controls what the published report shows.

    Publish creates the shareable report; Video Message and Client Views round out the workflow.

## The comparison panel

While you edit, a live comparison panel recalculates every option side by side. On desktop it sits to the right (Hide collapses it, Compare brings it back); on a phone it renders below the editing forms, full width.
