Side-by-side loan comparison is a narrow job with a small number of serious tools. Mortgage Coach created the format and remains the enterprise standard. Mortgage Clarity is the best fit for an independent advisor who also wants a competing Loan Estimate analysed line by line, a recorded walkthrough over the numbers, and regional closing cost accuracy, from $189 per month. Mortgage Maker AI is a newer AI-first entrant. Everything else in the category either does market commentary or database retention and is not really comparing two structures on one file.

Competing Loan Estimate analysis is a built flow rather than a manual exercise, and closing costs derive from all 159 DC, Maryland and Virginia taxing jurisdictions instead of being estimated.

Its Total Cost Analysis puts loan options side by side and projects each one out over the years the borrower will actually hold it: payment, cash to close, equity, interest paid, tax position. Founded by Dave Savage, and now sold by TrustEngine, formed when Mortgage Coach and Sales Boomerang combined in 2022.
Fifteen years of refinement on projecting each option forward across equity, interest, tax position and opportunity cost. If the argument you make is about year seven rather than month one, this is the deepest model in the category.

A newer entrant positioning itself directly against Mortgage Coach and MBS Highway on speed and simplicity. Builds loan comparison presentations quickly, pulls live property data, and markets itself to loan officers who found the incumbent tools slow or over-built.

The real incumbent. A workbook someone on the team built years ago, updated by hand per file, exported to PDF and emailed. It is free, it is already open, and it is the tool this platform has to beat before it has to beat anybody else.
Still the most common tool for this job in the industry. Everything it costs you is on the delivery side.
"Another lender quoted me less" is the most expensive sentence in the business. A tool that puts their Loan Estimate next to yours line by line turns that from an argument into arithmetic.
Buydowns, ARMs, bridge loans, renovation and construction, and refinances all behave differently. A comparison tool that only handles a clean 30-year purchase will fail you on the file where the explanation mattered most.
Transfer tax, recordation tax and property tax reserves vary by jurisdiction and by closing month. Getting them wrong is how an accurate quote looks dishonest next to a competitor who guessed lower.
A borrower who can change a number and watch what happens understands the tradeoff. A borrower reading a static table is being told about it.
