The short answer

Be careful what you are replacing. MBS Highway bundles three things: daily market and rate direction commentary, borrower-facing timing arguments like Cost of Waiting, and an agent content engine. No single tool replaces all three, and the commentary in particular has no real substitute at any price. If what you actually need is per-deal loan comparison rather than market intelligence, Mortgage Clarity or Mortgage Coach do that better and Mortgage Clarity costs about half as much. If you need the market read, keep MBS Highway.

    The platform that defined this category. Its Total Cost Analysis puts loan options side by side and projects each one out over the years the borrower will actually hold it: payment, cash to close, equity, interest paid, tax position. Founded by Dave Savage, and now sold by TrustEngine, formed when Mortgage Coach and Sales Boomerang combined in 2022.

    Same reasoning as above with a deeper long-horizon model and an enterprise integration story, at $150 per month and up.

    Free market sources

    Newsletters, MBS commentary and Fed calendars

    Best for: Replacing the daily read on a zero budget

    Price: Free

    Public MBS commentary, rate-lock newsletters, the Fed calendar and economic release schedules cover much of the same ground for nothing.

    Honest option and worth naming. What you give up is the synthesis and the confident call, which is most of what people pay MBS Highway for, plus the time it takes to do the reading yourself.

    Barry Habib’s market platform. A daily video read on the bond market and rate direction, lock or float guidance, county-level appreciation forecasts, and a set of borrower-facing arguments built on top of that data: Cost of Waiting, buy versus rent, debt consolidation. Plus a content engine for social posts and open house flyers aimed at agent partners.

    There is no equivalent product. If you open it every morning and repeat what you learned to clients and agents, cancelling to save $200 a month is a false economy.

How to choose

Which of the three jobs are you replacing?

Market intelligence, borrower timing arguments and agent content are separable. Write down which one you actually use before shopping, because the answers diverge completely.

Do you need a call, or do you need data?

If you can read the market yourself and only want the underlying numbers, free sources go a long way. If what you are buying is somebody else being accountable for a view, that is the part with no substitute.

Is your gap timing or structure?

Borrowers stuck on whether to buy need timing arguments. Borrowers who have decided and are choosing between structures need a comparison tool. Buying the wrong one is the most common mistake here.

The verdict

If you open MBS Highway every morning, keep it. If you opened it to build a client comparison and stopped reading the market update months ago, you are paying about $200 a month for a presentation tool and there are better ones for half that.
