Mortgage Coach vs Homebot: do you need both?

One wins the deal, one keeps the database. Do you need two subscriptions?

By Christian Kosko · Last checked August 24, 2026

The short answer

Mortgage Coach and Homebot are not competitors. Mortgage Coach helps you win the deal in front of you with a side-by-side Total Cost Analysis. Homebot keeps your whole past-client database engaged with a monthly equity digest. Most advisors who run both are covering two different jobs, and at entry tiers the pair costs $275 per month plus a $100 setup fee. Mortgage Clarity does both halves for the clients you actually closed: the presentation, then a workspace with refinance monitoring and a monthly homeowner digest, at $289 per month on Retain. It does not replace Homebot’s reach across an entire marketing database.

The options, ranked for this question

  1. 1

    Mortgage Coach plus Homebot

    The common two-tool stack

Best for: Established advisors with a large past-client database and a lender that already runs Mortgage Coach

Price: $275 per month at entry tiers, plus a $100 setup fee (homebot.ai (Mortgage Coach price on its card))

Mortgage Coach for the live deal, Homebot for everyone you have ever closed. Homebot’s Mortgage Coach integration lets a homeowner exploring a refinance in their digest request a Total Cost Analysis.

The strongest pairing for reach: the category-defining presentation plus the best database-wide digest. Mortgage Coach starts at $150 per month and Homebot at $125 for up to 100 clients, so $275 plus setup. Past 100 past clients Homebot Pro is $225, which puts the pair at $375.

Not evaluated hands-on. Drawn from public pages and flagged so you can weigh it accordingly.

  2. 2

    Mortgage Clarity

Loan comparison and client presentation platform

Best for: One platform for the presentation and the follow-up on the clients you closed

Price: $189/mo Originate, $289/mo Retain, custom Branch (our pricing page)

The comparison becomes the client’s workspace, and after funding it keeps running: rate watch, the Automated Refinance Monitor with strike-price alerts against the strategy that client chose, and a monthly homeowner digest from the Homeowner Hub. One login, one brand, and the follow-up is built on the loan you actually wrote. $289 per month on Retain, which is $14 more than the entry-tier pair and $86 less once your database outgrows Homebot Starter.

    Cons

    • The homeowner digest goes to funded clients in your Homeowner Hub, not to a whole marketing database the way Homebot does
    • Newer, with a far shorter track record than either tool
    • No LOS and pricing engine integration depth to match Mortgage Coach for a lender-wide rollout
  3. 3

    Mortgage Coach

    Borrower presentation platform

Best for: Winning the live deal, especially inside a lender deployment

Price: From $150 per month for an individual loan officer (trustengine.com)

The platform that defined this category. Its Total Cost Analysis puts loan options side by side and projects each one out over the years the borrower will actually hold it: payment, cash to close, equity, interest paid, tax position. Founded by Dave Savage, and now sold by TrustEngine, formed when Mortgage Coach and Sales Boomerang combined in 2022.

If your gap is the presentation and your lender already runs it, Mortgage Coach alone is the answer. The long-horizon Total Cost Analysis and the coaching ecosystem are what you are paying for. It does not keep working with the borrower after closing on the individual plan.

  4. 4

    Homebot

    Homeowner retention and equity digest

Best for: Staying in front of a database of hundreds or thousands of homeowners

Price: $125, $225 or $300 per month for loan officers, plus a $100 setup fee (homebot.ai)

A monthly email to every homeowner in your database showing estimated value, equity position, refinance scenarios and local market data, sent automatically under your brand. The category leader in past-client retention for loan officers.

If your gap is repeat business across everyone you have closed, Homebot alone is the answer, and nothing else matches its reach. It does not help you present the deal in front of you today.

How to choose

Which job is actually costing you deals?

If borrowers pick another lender because they never understood their options, the gap is presentation. If past clients refinance with someone else, the gap is retention. Buy for the gap you have, not the category label.

How big is the database?

Under 100 past clients, Homebot Starter covers you and the two-tool stack runs $275 per month. Past that, Homebot Pro moves the stack to $375, and the one-platform math changes.

Does the follow-up need to know what you built?

An automated equity estimate is generic so it can scale. A refinance alert built on the strategy you wrote for that borrower, at the rate you set as their trigger, is specific and does not scale the same way.

Is your lender paying for one of them?

If Mortgage Coach comes with your lender, the question is only about retention. Do not pay twice for the presentation layer.

Questions people ask

Mortgage Coach vs Homebot: which is better?
Neither, because they do different jobs. Mortgage Coach is better for presenting loan options and winning the deal. Homebot is better for automated past-client engagement across a whole database. Choose by which job is costing you more business.
Do I need both Mortgage Coach and Homebot?
Only if you need both jobs covered and want the strongest tool for each. At entry tiers the pair costs $275 per month plus a $100 Homebot setup fee, and $375 once your database passes 100 past clients.
Is there one platform that does loan presentations and past-client retention?
Mortgage Clarity does both for the clients you closed: side-by-side strategies and a client report, then a workspace with refinance monitoring, strike-price rate alerts and a monthly homeowner digest. Retain is $289 per month. It does not broadcast to an entire marketing database the way Homebot does.
How do Homebot and Mortgage Coach work together?
Homebot integrates Mortgage Coach so a homeowner exploring refinance options in their monthly digest can request a Total Cost Analysis comparing their current loan with the refinance.
What does the Mortgage Coach and Homebot stack cost?
Mortgage Coach individual plans start at $150 per month. Homebot loan officer plans are $125 for up to 100 clients, $225 Pro and $300 Unlimited, plus a $100 setup fee. Together that is $275 to $450 per month.

The verdict

Run Mortgage Coach plus Homebot if your database is large and your lender already pays for Mortgage Coach. Run Mortgage Clarity if you want the presentation and the follow-up in one place, built on the loan you actually wrote, and your retention is about the clients you closed rather than a marketing list.
