Active Pipeline

Every live loan file, the conditions on it, and which conditions keep coming back.

What it is for

Active Pipeline is a conditions dashboard, not a CRM. It reads the underwriting conditions off milestone-approval emails and organizes them so you can answer two different questions: what is holding up THIS file, and which conditions keep appearing across every file so you can front-load them next time. The second question is the one that actually changes how you originate.

The three tabs

    Loan Files — every loan, grouped Active and Closed, with its milestone, estimated closing date, and its conditions. Click a loan to expand its conditions.

    Recurring Trends — each row is a condition TYPE, ranked by how many loans in that program it appeared on. Click a row to see which clients had it. Gold bars mean the condition hit 70% or more of loans, which makes it a front-load target rather than a surprise.

    Categories — the same data grouped by condition category, for spotting whether your friction is concentrated in income, assets, or property.

Working a file

    Filter by loan type and bucket to narrow to the program you are working in. Conventional, VA, and non-conforming files carry very different condition sets, so a combined view hides the pattern.

    Reassign the responsible role on any condition by clicking its role pill. Roles route work to the person who actually clears it rather than leaving everything on the loan officer.

    Override the estimated closing date on a loan by clicking it. An overridden date is marked, and Reset puts the system date back.

    Omit a condition to take it out of the trend counts. An omitted condition is tagged OMITTED so the exclusion stays visible rather than silent.

    Omit is for noise — a duplicate, or a condition that fired for a reason that will never repeat. Omitting real recurring friction just hides the thing this tool exists to find.

Files that have not synced

Conditions arrive automatically once the approval email does. For a file that is locked but not yet conditioned, or one the email ingest has not picked up, add it manually under Pipeline Operations: set the loan type and estimated closing date, and conditions will attach when the email arrives.
