Report settings reference

Every report section toggle and what it changes.

Defaults versus per-analysis

There are two places to set these and the difference matters. Settings → Report Defaults sets what every NEW analysis starts with. The Report Overview tab inside an analysis overrides those defaults for that one analysis. Change the default when you always want something; change the analysis when this client needs something.

    For defaults: Settings, then under the Analyses & Reports group open Report Defaults. Toggle what you want, then Save.

    For one analysis: open it and go to Report Overview.

Core Sections

Shown on every report unless turned off.

    Breakeven Overview (on) — the breakeven chart comparing strategies over time. The single most useful section on a refinance.

  2. 4

    Savings Over Time (on) — the 60-month savings comparison chart. Toggles between total cost (interest + MI + fees, principal excluded) and monthly cash flow (every dollar that leaves the account). They can disagree, which is usually the conversation worth having.

  3. 5

    Interest & MI Paid (on) — 15-year interest and mortgage insurance comparison. This is where a low payment that costs more shows itself.

  4. 6

    Bridge Analysis (on) — bridge or HELOC payoff by month held. Renders only when a strategy actually has one, so leaving it on costs nothing.

Optional Analyses

Interactive modules you enable per client situation. All default OFF, because a report carrying every module reads as a data dump rather than advice.

    Low Appraisal Strategy — impact if the appraisal comes in low. Worth turning on in a tight market or on a stretch offer.

    ARM Reset Analysis — what happens when an ARM adjusts. Turn on for any ARM, always.

    Reinvestment Calculator — net worth over time: home equity plus invested assets. For the client asking whether to put more down or invest the difference.

    Investor ROI Worksheet — rental cash flow, cap rate, cash-on-cash, DSCR, and projections.

    Pay-down & Payment Schedule — the balance-over-time chart with a lump-sum recast and extra-payment calculator built in, plus the full month-by-month schedule. For clients expecting a bonus or a sale, and for anyone asking what an extra $250 a month does. The "keep paying my current payment" tick is the one that lands: recast $150k, decline the lower payment, watch the payoff date jump.

Client Engagement

Ways clients act on the report rather than just read it.

    Send Me Addresses (on) — clients submit property addresses from the report sidebar. This is the feature that turns a report into an ongoing conversation, and it feeds the scenario-request notification.

    LE / CD Style Preview (off) — lets clients view any strategy formatted like a Loan Estimate or Closing Disclosure. Useful for a borrower who is comparing your numbers against another lender's LE.

  3. 14

    AI Chat Widget (off) — clients ask questions about their report via AI chat. This one is locked until you have loaded documents into your AI knowledge base under Settings → AI Knowledge, because a chat with no knowledge behind it is worse than no chat.
