Closing cost itemization

Itemize fees per loan option, reuse templates, and keep APR/PPE flags straight.
The Closing Cost Details editor

From a strategy's closing costs section, open the itemization. The Closing Cost Details window lists every fee.

Press Add Fee for a new line. Pick a fee name (searchable presets or your own), a bucket, an amount, and who pays it.

Each amount toggles between a dollar figure and a percentage of the loan amount with the $/% button; percentage mode shows the computed dollar total underneath.

The APR, PPE, and +Loan badges toggle per fee: whether it counts toward APR, whether it is a prepaid/escrow item, and whether it is financed into the loan.

On a phone each fee is a stacked card with the same controls; nothing scrolls sideways.
Templates and bulk actions

Pick a State (DC, MD, VA) and apply a saved Template to fill the sheet in one step. Applying over existing fees asks whether to Replace All or Add to Existing.

Clear All empties the list; Add All to Loan / Remove All from Loan flips financing for every fee at once.

Name the current sheet and press Save As Template to reuse it on future deals.

When TitleCapture is enabled on your account, a Title Quote button pulls live title and recording fees for the property's jurisdiction.
Prepaid escrow reserves are auto-calculated from the loan's monthly costs and appear in their own section; program fees financed into the loan show separately too.
Totals
The footer totals costs by payer: Borrower, Seller, Lender, and Broker. Press Apply to Loan to push the itemization back into the strategy.
