What a template saves you

A fee template is a named bundle of closing-cost line items you can apply to any analysis in one click. Most advisors end up with a handful — one per state, or one per loan type — because the fees on a DC purchase and a Virginia refinance are not the same list. Building the list once and applying it is the difference between a five-minute itemization and a twenty-minute one.

Build a template

    Open Settings, then under the Analyses & Reports group open Fee Templates.

    Create a new template and give it a Template Name. Be specific: "DC Purchase Standard" tells you what it is a year from now, "Template 1" does not.

    Optionally set a State — DC, MD, VA, or Any state. This is a label to help you pick the right one, not a restriction on where it can be used.

    Add fee lines. Each carries a description, a category, an amount, who pays it, and whether it counts toward APR. Pick from the fee presets to get the category, payer, and APR flag filled in correctly rather than setting them by hand.

    Save. The template appears in the list with its fee count and the borrower-paid total, so you can sanity-check it at a glance.

Apply one to an analysis

    In the analysis, open the closing-cost itemization.

    Choose a template. Its lines drop into the itemization, where you can still edit any of them for this specific deal.

    Editing a fee inside an analysis does not change the template. The template is a starting point, not a link.

Managing the list

    Expand a template to see its fee lines without opening the editor.

  2. 10

    Duplicate a template to create a variant — "DC Purchase Standard" into "DC Purchase Jumbo" — instead of rebuilding it.

    Edit or delete with the controls on each row. Delete asks for confirmation.

    Templates shared by your organization show a "From [organization]" tag and are read-only. Duplicate one to get your own editable copy.

    Deleting a template does not touch analyses you already applied it to. Those fees were copied in, not linked.
